Cleaning and linens are included in these rates but pet fees, pool heat, equipment rental, taxes or optional Travel Insurance are not included. An Accidental Damage Insurance fee of $25 is not reflected in these rates. See our Rates Page for details of these additional charges.

Check in time is 4 p.m. EST no early arrivals unless prior arrangements have been made.

Check out time is 10 a.m. EST to allow time for cleaners to get our home ready for the next guest. Please check our list of Things to do before you leave.

Reservation & Confirmation Deposits: Once you have requested a reservation, a rental agreement will be emailed to you -- please reply to this email to indicate receipt. Please print out the contract and mail or fax the last page to me signed confirming your deposit or full payment if arrival is within 30 days. To confirm, we must receive your deposit or know that is in the mail within 5 days or the reservation will be canceled without notice.

Reservation Deposit Policy: $500 if booking is more than 90 days in the future. 50% due when your booking is within 90 days and 100% due when you are within 30 days of your vacation start date.

After receiving your deposit a confirmation will be e-mailed to you. Final payment will be due 30 days prior to arrival. We will contact you before the final or second deposit payments are due. If we do not hear back from you and you paid by credit card, the remaining balance will be automatically charged to your credit card 30 days prior to arrival.


Cancellation Policy: Deposits will not be refunded on cancellations unless the unit is re-rented for the same time period for the same rental income. If the property is not re-rented for the canceled period, the entire advance rental payment will be forfeited. If the property is re-rented, your advance payment (less a $150.00 cancellation fee and difference in rental income) will be refunded by check upon receipt of payment from the new guest. We reserve the right to discount the week in order to fill it with a new guest.
